8.9 hectares (22 acres) in Colonia Isla Segura, Caballero — Paraguarí, Paraguay
A 22-acre property one kilometer from the paved road to Colonia Santa Isabel, with its own water, fertile soil and open views over Cerro Santo Tomás and Cerro Hu. It works equally well for small-scale cattle or for building a house and living off the land.
The land
More than half is open pasture, ready to work. Around 2 hectares (5 acres) are planted with Cameroon grass. The rest is hillside under native woodland, which gives shade, firewood, timber and privacy, along with the views that define the property. The perimeter is fully fenced and the fencing is standing.
The soil is fertile and proven: neighboring smallholders grow corn, cassava, tomatoes, carrots, lettuce and spring onions.
Water
A working hand-dug well, an earthen farm pond (tajamar) and a tap on the property.
Existing improvements
An open-sided roofed shelter for up to 10 head of cattle, and a livestock race and chute for handling and vaccination.
Utilities
The ANDE power line runs just a few meters from the property, though the land itself is not yet connected. Water comes from the well; there is no piped supply. There is cell phone coverage, and Starlink is available in the area.
Access and surroundings
One kilometer of dirt road to the pavement. 100 km from Asunción, about a two-hour drive. Health clinic nearby, in a settled farming community with working smallholdings.
Current condition
The land has not been farmed for the past four years. The fencing, pasture and structures are intact and need maintenance rather than rebuilding.
Title and foreign ownership
The title is clear and current. The property lies well outside the border security zone, so foreigners can buy and hold it on the same terms as Paraguayan nationals.
